Water systems should be designed to be fit for purpose, compliant with regulations and not unnecessarily complex. A thorough review of water safety during the design and construction phase is essential, including the selection of appropriate materials and fittings.

Maintaining appropriate water temperatures is crucial. Cold water systems should be kept below 20°C and hot water should be stored at or above 60°C and distributed to reach at least 50°C (55°C in healthcare settings) at outlets.

Rising temperatures in stagnant water (25°C – 50°C), as well as poor or no flow into the water system, can increase the risk of bacterial multiplication. Legionella is a bacteria that is naturally present in water systems and is the cause of Legionnaires’ Disease. Legionnaires’ Disease is fatal in approximately 10% of cases. Legionella control is therefore a crucial health and safety compliance responsibility.

Businesses must conduct a thorough legionella risk assessment and undertake a detailed review of all aspects of their water management system to identify and address legionella risks in pipework and cooling towers. Necessary actions like water tank cleaning will be dependent on the type of facility and on the complexities of the water system.

Compliance around water systems and Legionnaires’ Disease is regulated by the Approved Code of Practice L8 2013. According to this, it is a legal requirement to perform constant checks of water temperatures, with all monitoring records being kept for five years. The responsibility of testing and monitoring lies with owners and landlords. Even where they’re using third-party services, they are tasked with minimising the risk of legionella in their water systems.
