While there’s no law explicitly requiring an EICR, UK regulations such as the Electricity at Work Regulations 1989, Health and Safety at Work Act 1974 and The Regulatory Reform (Fire Safety) Order 2005 require commercial premises to maintain safe electrical systems. An EICR is the industry-accepted method for proving compliance.

Recommended inspection intervals vary depending on the building type and use. Common examples include:

  • Offices, shops and commercial buildings: Every 5 years
  • Industrial premises: Every 3 years

  • C1 codes indicate immediate danger, requiring urgent remedial action.
  • C2 codes indicate potentially dangerous situations requiring urgent remedial action.
  • C3 This code indicates that while the installation is not dangerous, it does not fully comply with the latest regulations and could be improved for safety and performance. It’s a recommendation for upgrades or modifications.
  • FI codes indicate further investigation is required.

Yes. Insurers and fire safety inspectors often ask for a valid EICR as evidence of electrical safety. It helps demonstrate due diligence, supports risk assessments and strengthens liability protection.

No, when amendments or new editions of BS 7671 (the IET Wiring Regulations) are published, existing electrical installations that were installed to previous editions are not automatically deemed non-compliant or unsafe. The regulations apply to the design, erection and verification of new installations, as well as to additions and alterations to existing ones. In effect, this means that each installation is verified in accordance with the edition of the regulations that was prevalent when the electrical installation was installed. This would be noted on an EICR as a C3.
