The Client

The Caledonian Club is a prestigious members’ club for the Scottish community living in London – or anyone with a strong affiliation for Scotland and its culture. The Club has a busy events calendar and offers venue hire and weddings. It also provides upmarket accommodation and features a restaurant serving modern cuisine, fine wines, and an assortment of whisky. The Club is housed in a four-storey mansion in Belgravia, which is an exquisite historical building. Founded in 1891, the Club moved into its current location in 1946.

Background, Brief, and Challenges

Voltix Services has provided ongoing facilities maintenance services to the Caledonian Club since 2023. The Club has also engaged our services for systems-specific tasks, including the Hitachi chiller installation in 2022.

The Club contacted Voltix Services as they experienced intermittent issues caused by electrical surges that would occasionally shut the gas solenoid valve. This led to unnoticed drops in hot water and heating availability. These faults could go undetected until guests raised concerns, negatively impacting the guest experience and putting operational efficiency at risk.

The Solution

Voltix Services proposed and implemented a wireless sensor solution using IQ Insight technology to provide real-time visibility across critical plant systems. These sensors utilise smart IoT technologies to provide remotely accessible data related to key areas within the Club’s critical systems. The installed system included:

  • CT Pump Fault Dry Contact Sensor
  • Cold Water Booster Pump Fault Sensor
  • Chilled Water Return Temperature Sensor
  • 5 x Cold Water Storage Tank Temperature Sensors
  • Voltage Detection Sensor on Gas Solenoid Valve
  • Heating Return Temperature Sensor
  • HWS Flow Temperature Sensor
  • HWS Return Temperature Sensor
  • Water Leak Detection Rope Sensor (around cold-water tanks)
  • Local Alert Panel (visible to reception staff for real-time)

This wireless, cloud-based monitoring system ensures 24/7 oversight of plant performance. The sensors also provide immediate alerts around any anomalies. This expedites interventions, improves forecasting, and gives maintenance and management teams better control over these key areas within the Club.

Outcomes

Since the installation, the Caledonian Club has already seen significant operational improvements

  • Gas Valve Monitoring Surges causing gas valve closures have been detected in real time, allowing remote resets or immediate dispatch of an engineer, which has assisted in preventing any guest discomfort.
  • Temperature Control Fluctuations in chilled, HWS flow and return and heating water temperatures have been flagged early, enabling proactive interventions.
  • Legionella Prevention Spikes in cold water tank temperatures prompted timely flushing and remedial actions. The traditional, manual processes around legionella prevention are notoriously time-consuming and subject to human error. Using the data around these systems allows for timeous interventions when necessary – removing the guesswork and aiding compliance and health and safety.
  • Operational Continuity The Club has avoided unplanned disruptions by addressing issues before they escalate, which has reduced downtime and enhanced member experience.
